Proposed Civic Office Development at Rosanna Road, Tipperary Town, Co. Tipperary

Pursuant to the requirements of the Planning & Development Acts 2000 – 2009 and Article 81 of Part 8 of the Planning and Development Regulations 2001, as amended by Article 17 of the Planning and Development Regulations 2006, notice is hereby given that Tipperary Town Council proposes to carry out the above development, particulars of which are set out in the schedule hereunder.

Plans and particulars of the proposed development are available below and also on view at the offices of Tipperary Town Council, Dan Breen House, Tipperary Town from 9.00 am – 1.00 pm and 2.00 pm – 5.00 pm, Monday to Friday (excluding Bank Holidays), from Thursday 11th March 2010 until Friday 23rd April 2010.

Written Submissions or Observations with respect to the proposed development, dealing with the proper planning and sustainable development of the area in which the development will be situated, may be made in writing to the Town Clerk, Tipperary Town Council, Dan Breen House, Tipperary Town or by email to tclerk@tipperarytc.ie to be received not later than 5.00 pm on Friday 7th May 2010.

Schedule
Location: Site faces onto Rosanna Road and is adjacent to Carrownreddy Road, Tipperary Town, Co. Tipperary. The site for the proposal lies within the original curtilage of the Mercy Convent, Rosanna Road, a protected structure. Townland of Carrownreddy.

Nature and Extent of Development: Construction of new Civic Offices consisting of three storey office building and single storey Council Chamber totalling 1,971m². Modification of the enclosing stone wall on Rosanna Road and provision of a new boundary railing with stone plinth and stone entrance walls to Carrownreddy road. Provision of 32 car parking spaces for Council employees with an additional 40 visitor car parking spaces, Civic Plaza with pools and set down area to be shared with adjoining Department of Justice Equality and Law Reform development. The associated siteworks include comprehensive landscaped gardens, underground services and an ESB substation to be located in the adjoining car park. The site of the proposed Civic Offices is 1.10 Hectares (approx) while the combined site of the two buildings is 2.66 Hectares (approx). The development will include a new raised platform and pedestrian crossing on Rosanna Road at the entrance to the site, the improvement and widening of Carrownreddy Road including the construction of new foot/cycle ways, the insertion of a new roundabout at the junction of Carrownreddy and Rosanna roads and the laying of a new sewer, storm water drain and water main in Rosanna Road.
